Duro-Last

This is our main product we install on new commercial roof installations and re-roofs. It is a roof manufacturer based here in Saginaw Michigan and gives the best warranty in the industry. It is a system that needs certification as an installer to provide that warranty and we have had the highest level of certification for over 20 years. Their slogan is “ The World’s Best Roof. “ Roof Management is a Platinum Contractor. This award is given to only 3% D.L contractors nationwide for outstanding installation and volume of product installed.

Tear-offs & Re-roofing

Some roofs that are holding moisture need to be removed before the new roof can be installed. That is called a “tear-off”. Others can be left and the new roof applied over the top. That is called a “re-roof.”

New Construction

All types of commercial repairs

Some roofs that are holding moisture need to be removed before the new roof can be installed. That is called a “tear-off”. Others can be left and the new roof applied over the top. That is called a “re-roof.”

All roof flashings (including HVAC)

This simply means that while Duro-Last is our main focus, our service department can repair and maintain ALL types of roof systems.

TPO

(Thermoplastic Polyolefin) Roof system type. It’s a cheaper version of the Duro-Last membrane. We service these type of roofs but don’t install them.

EPDM (Ethylene Propylene)

(Ethylene Propylene Diene Terpolymer) is a rubber roof system similar to tire inner-tube material. Another roof we service but don’t install.

Modified APP/SBS

APP stands for Atactic Polypropylene.  An open flame is applied with a torch. SBS stands for Styrene Butabutadiene Styrene.  It is applied with hot asphalt or cold adhesive. Again we service these roofs but don’t install.

B.U.R

Built Up Roofs were installed years ago and consisted of 3 or 4 layers of felt mopped down in hot asphalt.  It is overlapped to achieve the desired number of “plies”. It was then coated with asphalt or gravel imbedded in asphalt. That’s why it was termed “built up roof”.  These roof types are the most difficult to repair due to the rock/gravel being the top layer.  So when there’s a leak, we pace it out, shovel the rock away from the suspected problem area to expose the roof substrate & make necessary repairs.  A lot of times there’s multiple problems contributing to the leaking area, however on older roofs of this type it’s nearly impossible to find in 1 service call, unless the customer wants to pay our techs hourly to move all of the rocks/gravel around to expose the complete roof substrate area….best way to explain this is trying to find a needle in a haystack.

Preventative Maintenance

Preventative Maintenance has become a large part of our Service Dept. All commercial roofs need to be cleaned and maintained and many require maintenance to keep their warranty. We have developed a program to performs yearly or bi-yearly cleaning and inspections done in the spring and fall that keeps drainage systems open and provides us an opportunity to catch small problems on the roof before they become big problems
